Veterinarian mortgages in California

Veterinarians have the hardest debt-to-income arithmetic in the eligible-degree list, and the least awareness that the list includes them.
Yes, DVM is on the list
DVM appears on the eligible-degree list in the Sequoia Medical Professionals Program guide, v1.1, effective March 2, 2026, alongside MD, DO, DDS, DMD, DPM, OD, PharmD and CRNA.
This is the single most useful thing on the page, because the product is called a physician loan and most veterinarians never ask. Eligibility is set by the guide, not by the California Veterinary Medical Board. The full list.
★ Why the student-loan rule matters more for DVMs
Veterinary training produces debt comparable to medical training against materially lower earnings. That ratio is the defining financial fact of the profession, and it is exactly what the three rulebooks disagree about:
| Route | How the payment counts |
|---|---|
| Physician programme | Your documented income-driven payment |
| Conventional — Fannie Mae B3-6-05 | 1% of the balance |
| FHA — HUD 4000.1 | 0.5% of a zero-payment balance |
On a $300,000 balance, conventional produces a $3,000 monthly obligation. For a physician on attending income that is painful; for a veterinarian it is frequently disqualifying on its own.
Which is why the documented-payment treatment is worth more to this profession than to any other on the list. The detail.
California specifics
California's conforming limits are the other half of the problem. 41 of 58 counties sit at $832,750, and in San Diego a typical home at $930,785 is already over it.
A veterinarian is less likely than a specialist physician to be shopping near the $2M ceiling and more likely to be squeezed at the bottom — by the deposit and by the debt ratio. Up to 100% financing with no monthly PMI addresses both. Metro prices.
★ What California does not offer you
CA-SLRP's eligible professions are primary care physicians, dentists, dental hygienists, physician assistants, nurse practitioners, certified nurse midwives, pharmacists, and mental or behavioural health providers. Veterinarians are not on that list.
The Thompson programme is for licensed physicians and surgeons, so it does not reach veterinarians either — and both are closed until 2027 regardless. Status.
So for a California veterinarian there is no state loan-repayment route in this family. The federal programmes that do serve veterinary medicine are a separate matter and not something we advise on.
Practice ownership
A veterinarian buying into or building a practice carries business debt alongside training debt, and those underwrite differently. Raise it at the start rather than mid-file. Send us the whole picture.
Frequently asked questions
Do veterinarians qualify for a physician loan?
Yes, on this programme. DVM is on the eligible-degree list in the Sequoia Medical Professionals Program guide version 1.1, effective March 2, 2026, alongside MD, DO, DDS, DMD, DPM, OD, PharmD and CRNA.Why does the student loan rule matter so much for veterinarians?
Because veterinary training debt is high relative to veterinary income. A conventional loan counts 1% of the balance under Fannie Mae B3-6-05, which is $3,000 a month on a $300,000 balance, while a physician programme can use the documented income-driven payment. Can California veterinarians get state loan repayment?
Not through the programmes covered here. The California State Loan Repayment Program's eligible professions do not include veterinarians, and the Steven M. Thompson programme is for licensed physicians and surgeons. Both are also closed to new applications until 2027.Mike Certo · NMLS #260555 · Cornerstone First Mortgage NMLS #173855 · Equal Housing Lender.
