★ The speed is the part people underestimate

Every one of those metros clears faster than the national 53-day benchmark, and the two most expensive are the two fastest — San Jose at 37 days and San Francisco at 38.

For a physician that is a structural problem rather than a shopping inconvenience. A resident matching in March, or an attending with a July start date, is trying to buy in a market that does not wait while a file gets organised. The preparation has to be done before the search, not during it.

It is also the practical argument for sorting the financing question early: in a 37-day market, the buyer who already knows what they qualify for is the one who gets the house.

Two markets already past their limit

San Jose is the obvious one — $1,527,731 against a $1,249,125 ceiling, so the typical home in Santa Clara County is $278,606 beyond what conforming financing carries.

San Diego is the quieter one, and it catches people. San Diego County is not one of California's ten high-cost counties, so its limit is the $832,750 baseline. At a typical value of $930,785, an ordinary San Diego purchase is already over it.

And one that still works on ordinary arithmetic

Sacramento, at $574,820, sits well under the baseline limit and is the only major California metro where a physician is comfortably inside conventional territory on a typical purchase. It also sells in 41 days, so "cheaper" does not mean "slower."

For a UC Davis Health trainee that is a materially different financial picture from a Bay Area or Los Angeles equivalent — roughly a third of San Jose's typical price.

What it means for the loan

Where the typical home sits relative to the local conforming limit decides whether a physician loan is a convenience or the only workable route.

  • San Jose: over the ceiling. The physician structure's reach to $2M is doing real work.
  • San Diego: over the baseline. Same, at a lower number, because the county is not high-cost.
  • San Francisco, Los Angeles: under the ceiling at typical values, so the argument shifts to down payment and student-debt treatment.
  • Sacramento: comfortably inside conventional.
