A short page about method, because in a category this full of recycled claims the method is what makes the figures worth anything.

★ What we deliberately leave off

Residency counts for systems that do not publish one. UC San Diego Health states 93 programmes and 1,100 trainees, so we print it. UCSF, UCLA Health, UC Davis Health, Stanford Medicine and Cedars-Sinai do not publish a comparable figure in a form we could read, so there is no number next to their names. Filling that column would have been easy and wrong.

Rates, APRs and payment figures. None anywhere.

Promises about the outcome. A physician loan is underwritten with lender overlays, so no page here tells you an approval is certain or that a profession is automatically accepted. That kind of language is both untrue and a consumer-protection problem.

Licensure, visa, immigration and residency-contract advice. We are lenders. Those questions belong to your board, your employer, and where relevant an attorney.

Claims that a profession qualifies beyond what the programme guide lists.

Any suggestion that a loan-repayment award counts as income. It does not, and in California both programmes are closed anyway.

Why every figure carries a date

Because this category's facts expire. In May 2026 a page saying "apply for the Thompson programme" would have been correct. The same sentence today sends a California physician to a closed application cycle that does not reopen until May 2027 — and nothing about the sentence looks stale.

So every programme status here carries the date we read it, and the loan limits carry the year they were set. Check our date against the operator's before you act on anything. The clearest example.

Frequently asked questions

Who runs this California physician loan site?

Mike Certo, Branch Manager at Cornerstone First Mortgage, NMLS #260555, company NMLS #173855. The site covers California statewide across all 58 counties.

Where do the residency figures on this site come from?

The ACGME Data Resource Book for academic year 2024-2025 for state and national counts, and UC San Diego Health's own published figures for that system. No residency count is published for systems that do not publish one.

Why are there no interest rates on this site?

Because we publish no rates, APRs or payment figures anywhere. A payment estimate without a locked rate and a real file behind it is a number people plan around to their cost.
