Los Angeles is the one big California market where a physician at the typical price is still inside conventional territory. That changes which part of the product matters.

Both Los Angeles and Orange County carry the high-cost ceiling, which puts a typical purchase comfortably inside conforming territory — the opposite of Santa Clara.

So the argument changes

In the Bay Area the physician structure earns its place by reaching further than conventional financing. In Los Angeles, at the typical price, conventional financing reaches fine. What it does not do is handle the two things physicians actually struggle with:

  • Down payment. Up to 100% financing with no monthly PMI, against a conventional loan's deposit and mortgage insurance at a high LTV.
