The eligibility position

CRNA is on the eligible-degree list in the Sequoia Medical Professionals Program guide, v1.1, effective March 2, 2026 — the same list carrying MD, DO, DDS, DMD, DPM, OD, PharmD and DVM.

★ The important caveat, and it runs both ways: eligibility comes from the programme guide, not from the state. The California Board of Registered Nursing governs your licence; it has nothing to do with which mortgage products you can use. Equally, a different lender's guide may answer differently.

So the correct question is never "do CRNAs qualify for physician loans" in the abstract. It is "does this guide, in its current version, include CRNA" — and today it does. The full list.

What you get

The same structure as any other eligible profession on this programme:

  • Up to 100% financing with no monthly PMI, 5%-down options, to a $2M ceiling.
  • Student debt counted at your documented income-driven payment rather than 1% of the balance under Fannie Mae B3-6-05.
  • Up to 150 days pre-start closing on a signed contract, against Fannie Mae B3-3.3-03's 90.

The California part

CRNA compensation in California is strong, and the state's housing costs absorb it quickly. The relevant question is usually where the purchase sits against the local conforming limit:

WhereLimitTypical value
San Diego County$832,750$930,785 — ★ over
Santa Clara County$1,249,125$1,527,731 — ★ over
Sacramento$832,750$574,820 — under

In two of California's main markets an ordinary purchase is already past conforming, which is where the programme's reach to $2M matters. The gap · All five metros.

Loan repayment, if you were counting on it

California's two physician loan-repayment programmes are closed to new applications — Thompson reopens May 2027, CA-SLRP July 2027. CA-SLRP's eligible-profession list covers a range of clinicians but is also shut for now.

So the debt underwrites as it stands. The status · How it is counted.

What we do not advise on

We are lenders. Licensure, scope of practice, supervision requirements and credentialling are questions for your board and your employer. What we can tell you is how the file underwrites once those are settled. Send us the scenario.

Frequently asked questions

Do CRNAs qualify for a physician loan?

CRNA appears on the eligible-degree list in the Sequoia Medical Professionals Program guide version 1.1, effective March 2, 2026, alongside MD, DO, DDS, DMD, DPM, OD, PharmD and DVM. Eligibility is set by the programme guide rather than by any state board.

Is a CRNA mortgage different from a physician loan?

No. On this programme a CRNA uses the same structure as any other eligible profession: up to 100% financing with no monthly PMI to a $2 million ceiling, and student debt counted at a documented income-driven payment.

Does the California nursing board affect physician loan eligibility?

No. The California Board of Registered Nursing governs licensure, not mortgage product eligibility. The lender's programme guide determines which degrees qualify.
